DO I NEED A DEHUMIDIFIER IN MY ENCAPSULATED CRAWL SPACE?

Why encapsulation alone isn't enough in Ohio's climate — and how to size dehumidification correctly.

In Northeast Ohio, yes — even with a fully sealed vapor barrier, Ohio's humidity levels (especially June through September) mean the air inside the crawl space needs active dehumidification to stay below 55% relative humidity. Without it, condensation can still form on ductwork and structural components. A vapor barrier stops moisture from the ground, but it doesn't control the humidity of the air itself. In our climate, that air carries enough moisture to cause problems if left unmanaged.

WHY OHIO'S CLIMATE DEMANDS ACTIVE DEHUMIDIFICATION

Northeast Ohio's summers are humid. Summer dewpoints in the Twinsburg area average 65-70 degrees Fahrenheit, which means the outdoor air carries significant moisture. Even a fully sealed crawl space isn't perfectly airtight — some air exchange occurs through the HVAC system, structural penetrations, and the laws of physics.

The critical threshold is 55% relative humidity. Above that level, mold can grow on organic materials like wood joists and subfloor. In an uncontrolled sealed space, Ohio's humidity easily pushes RH above 60-70% during summer months — well into the danger zone.

Spring is another high-risk period. As ground temperatures warm unevenly, temperature differentials between the crawl space air and cold surfaces (ductwork, concrete walls) create condensation points. A dehumidifier prevents this by actively removing moisture from the air, keeping conditions consistently safe year-round.

CRAWL SPACE DEHUMIDIFIER SIZING

Not all dehumidifiers are appropriate for crawl space use. The unit needs to be sized specifically for the space, and it needs to be rated for the temperature range found in crawl spaces (which can drop into the 50s during winter).

Square footage and volume are the starting points for sizing. A 1,000-square-foot crawl space with 3 feet of height contains roughly 3,000 cubic feet of air. The dehumidifier must be able to process and dehumidify that volume effectively.

Air exchange rate matters too. Even sealed spaces experience some air exchange, and the dehumidifier must account for the moisture introduced through that exchange — especially during Ohio's humid summer months.

Drainage is a key installation detail. Crawl space dehumidifiers collect a significant amount of water. If your crawl space allows gravity drainage to a sump pit or exterior drain, that's the simplest solution. Otherwise, a condensate pump is needed to move the water to a drain point.

WHAT HAPPENS WITHOUT A DEHUMIDIFIER

Condensation forms on ductwork. Metal ductwork in the crawl space acts as a cold surface when running air conditioning.
