WHAT'S THE DIFFERENCE BETWEEN ENCAPSULATION AND A VAPOR BARRIER?

They're not the same thing — and the difference matters for your home's protection.

A vapor barrier is just the plastic liner on the floor — full encapsulation is a complete moisture management system. Full encapsulation includes the liner on floors AND walls, sealed seams with tape, vent closure, dehumidification, and sometimes drainage. It treats the crawl space as a conditioned environment rather than simply covering the dirt. A vapor barrier alone helps reduce direct soil evaporation, but it doesn't solve the moisture problem in Ohio's humid climate because humidity still enters through open vents and exposed wall surfaces.

WHAT A VAPOR BARRIER ALONE DOES

A basic vapor barrier is typically a 6-mil or 12-mil sheet of polyethylene laid over the dirt floor of the crawl space. The sheets are overlapped but not sealed at the seams. Vents are left open. The barrier sits loosely on the ground, held in place by its own weight or a few stakes.

This approach reduces direct soil evaporation — and that's about it. It doesn't address humidity entering through vents, moisture wicking through foundation walls, or air exchange between the crawl space and your living area. The unsealed seams allow ground moisture to migrate around the edges and between overlaps.

This is what you'll find in most builder-grade installations across Summit County. It was considered adequate for decades, and it's better than bare dirt, but it falls far short of what Ohio's climate demands. Many Twinsburg homes built in the 1970s-1990s still have their original 6-mil plastic — often torn, shifted, or partially submerged in standing water.

WHAT FULL ENCAPSULATION INCLUDES

Full encapsulation is a fundamentally different approach. Instead of just covering the dirt, it seals the entire crawl space into a conditioned environment — similar to how you'd treat a basement.

The components of a full encapsulation system include: a 20-mil reinforced polyethylene barrier installed on the floor AND up the foundation walls, with every seam sealed using specialized tape. All foundation vents are permanently closed and sealed. A commercial-grade dehumidifier is installed and set to maintain humidity below 55%. A condensate discharge line routes dehumidifier water to the exterior or a sump.

The result is a crawl space that's completely isolated from exterior moisture — both from the ground below and the humid air outside. The dehumidifier handles any residual moisture and keeps conditions stable year-round, regardless of what Ohio's weather is doing outside.

WHICH ONE DO TWINSBURG HOMES NEED?

In Ohio's climate with high humidity and clay soil: full encapsulation. Summit County sits in climate zone 5, where summer humidity routinely pushes crawl space moisture levels above 70% relative humidity — well into the mold-growth range.

A vapor barrier alone still allows humid air in through open vents and moisture through exposed wall surfaces. Twinsburg homes with open vents and 6-mil plastic are getting the worst of both worlds — the plastic traps some moisture underneath while vents continue pumping humid air into the space above it.

Full encapsulation costs more upfront, but it's the only approach that actually solves the moisture problem rather than partially masking it. When we inspect crawl spaces in the Twinsburg area, the ones with the worst mold and structural damage almost always have a basic vapor barrier that gave the homeowner a false sense of security for years.
