A proper inspection is not a flashlight aimed through the access door. We suit up in protective gear and crawl the full perimeter and interior of the space. Every joist bay, every corner, every hard-to-reach section behind ductwork and plumbing gets evaluated. If there's a problem hiding in the far corner, we find it.

WHAT WE CHECK — THE FULL LIST

Every inspection covers the same comprehensive checklist. Here's what we evaluate:

• Vapor barrier condition — is there a barrier? Is it intact, torn, or bunched up? Is it actually sealed to the walls or just laying loose?
• Insulation condition — fiberglass falling down, missing sections, moisture damage, mold growth on insulation
• Floor joists and beams — probing for soft wood, checking for visible rot, sagging, cracking, or insect damage
• Foundation walls — cracks, efflorescence (white mineral deposits indicating water migration), bowing, or deterioration
• Drainage and water evidence — standing water, water stains, mineral trails, sump pump condition if present
• Vent status — open vents letting in humid air, broken vent covers, sealed or partially sealed vents

• Plumbing — leaks, drips, condensation on cold water pipes, corroded fittings
• Pest evidence — droppings, nesting material, termite tubes, damaged wood from insect activity
• Humidity readings — digital hygrometer readings at multiple points to map the moisture profile of the space

Every inspection includes a pin-type moisture meter for measuring wood moisture content in joists and subfloor, a digital hygrometer for ambient humidity and temperature readings, high-output LED headlamps for clear visibility, and a camera for documenting every finding. If we find something, you see the photo.
